Friends, all of us involved in construction and repairs know how important it is to maintain good relations with neighbors.

Here we have prepared a FREE Notification that you can download and use in your work to be fully compliant and sure that you have followed the regulations of Sofia Municipality.

By law, the Notification must be posted in key locations in the block or cooperative a minimum of 24 hours before the start of repair activities.

Excerpt from the Ordinance of Sofia Municipality:


Art. 2. (1) On the territory of Sofia Municipality, the creation of noise caused by domestic activities and by neighbors in residential buildings is prohibited, including for religious, political, production, industrial, construction-assembly and repair activities on working days during the period from 22:00 to 08:00 and from 14:00 to 16:00.

(2) On holidays, the activities under the preceding paragraph that create noise are prohibited, except in cases of consent from the affected occupants.”

Excerpt from the Ordinance of Sofia Municipality:

Art. 6. (1) Owners are obliged to:
1. (added - SG, issue 57 of 2011) not hinder other owners, users, and occupants from using the common parts of the building;
Excerpt from the LAW ON PROTECTION AGAINST NOISE IN THE ENVIRONMENT:
“For violations of this law, individuals shall be punished with fines from BGN 200 to BGN 700, and legal entities and sole traders shall be subject to property sanctions in the amount of BGN 500 to BGN 3000.
(3) (Amended - SG, issue 52 of 2019) In case of repeated violation under paragraphs 1 and 2, individuals and officials shall be punished with fines from BGN 700 to BGN 1500, and legal entities and sole traders shall be subject to property sanctions from BGN 3000 to BGN 7000.”

You can file a complaint for the committed violation with the building manager. A protocol is drawn up in 3 copies with a description of the violation, date, and time. One protocol is for the building manager, one for the violator, and one for the municipality where the complaint will be submitted.
